Content

Students of the specialisation "Real Estate Management" take courses of both faculties and in all courses students of both Master's programmes (M.Sc. Construction Process Management and Real Estate Management as well as M.Sc. Spatial Planning) study together.

Teaching content of the Faculty of Spatial Planning: Four courses are studied in this module, which can be distributed over one to four elements. In-depth knowledge of central topics and challenges of urban and spatial planning is taught. Students can deepen their knowledge individually in this module. The courses, with their close reference to current topics in spatial research and planning, prepare students in particular for writing the Master's thesis.

Competences: In-depth specialist knowledge is imparted within the offered specialisation elements. Students learn to deal intensively with the current state of research and its joint processing, in particular with university lecturers of the faculty.

Teaching content of the Faculty of Architecture and Civil Engineering: The subject is the management of integrated residential and commercial real estate. In accordance with the central life cycle approach, the methods and instruments for planning, decision-making and controlling real estate are presented and applied in both the development and utilisation phases. In "Real Estate Project Development", for example, individual new building projects in residential and commercial construction are first conceptualised and examined with regard to their feasibility. For this purpose, the participants are introduced to the necessary theoretical methods and controlling instruments in a phase-oriented manner, such as benchmarking in the context of location and market analysis, computer-supported area and cost analysis for utilisation concepts as well as computer-supported profitability analysis in the derivation of the development concept. These methodological and instrumental basics will be taken up in the follow-up events on the integrated "area and stock developments". Within these development projects, optimisation and simulation models for planning but also for project control are developed, among other things, taking into account development risks and forecast uncertainty. They are supplemented by deviation and impact analyses. For management in the utilisation phase, real estate is then examined once from the more technical perspective of the facility manager and once from the commercial perspective of the asset manager.

Competences: The module provides the theoretical knowledge required for the integrated development and utilisation of residential and commercial real estate. In accordance with the general controlling model, these range from exact planning and analysis to decision evaluation and ex-post impact control. On the basis of empirical case studies, the technical and action competence for the assessment of success factors as well as for the target-adequate use of resources in the various areas of real estate management is acquired theoretically and tested practically by means of integrated exercises and real decision-making situations in the PC pool.

Content requirements: It is expected that all participating Master's students have comparable know-how to that acquired by attending the module "Residential and Commercial Real Estate" (in the Bachelor of Spatial Planning at TU Dortmund University: Module 22).
